Glendale is the opposite of a new build, and we like it for that. Yards here have history. There are mature trees worth keeping, irrigation that has been patched by three different hands, and hardscape that was laid decades ago and has settled into whatever the soil underneath decided. The work is rarely a blank slate. It is a renovation, and renovations reward looking before digging.
So we spend real time up front. We find out what is actually buried, which lines still hold pressure, and which trees are healthy enough to build a design around instead of removing. Keeping a mature tree is almost always the better call. It gives shade that no new planting will match for fifteen years, and the rest of the yard can be composed around it. What comes out is usually the failed hardscape, the turf that never made sense in this climate, and the irrigation that has been quietly leaking into a wall footing.
What goes back in is built to a current standard. Proper base under the pavers, drainage behind the walls, and a valve layout you can actually understand when something needs attention later.
