What we do
Most established properties in this valley are using considerably more water than their landscape needs. Not because anyone is careless, but because schedules get set once and never revisited, zones drift out of sense as plants are added, and small leaks run underground for years. We find that gap and close it.
How we build it
It starts as an audit. We check the system zone by zone for leaks, pressure problems and emitters that have failed or been outgrown, then look at whether the zoning still matches what is actually planted. From there it is repair, rezoning where the layout is the problem, and a controller schedule set properly for the season.
What to expect
Lower consumption without a thinner looking landscape. In most cases the planting improves, because correcting zoning means plants finally get the schedule they wanted instead of a compromise between three different needs.

Smart controller upgrades run $400 - $1,200 installed. Larger remediation is quoted from the audit findings.

Permits and HOA approval
No permit required. Several West Valley providers offer rebates on smart controllers, and the audit report is generally the documentation those applications ask for.
Common questions
What does a water audit involve?
We run each zone and watch it, checking for leaks, pressure loss, blocked or missing emitters and heads watering pavement instead of plants. Then we compare the zoning against what is actually growing there now. Most properties turn up several correctable issues in a single visit.
How much can I realistically save?
It depends on what we find, and the range is wide. Properties with an undetected leak or badly mismatched zoning see the largest reduction. Even a well kept system usually has room to improve once the controller schedule is matched properly to the season and to established planting.
Do I have to change my landscape to save water?
Often not. A great deal of savings comes from fixing the system rather than replacing plants: repairing leaks, correcting zoning and programming the controller properly. If a natural lawn is the largest demand we will say so, but conservation work does not have to start with removal.
How often should this be revisited?
A seasonal controller adjustment twice a year covers most of it, and a full check every year or two is sensible. Systems drift as planting matures and emitters age, and catching a small underground leak early is the difference between a minor repair and a year of wasted water.
