Surprise is a city of newer lots, and that shapes almost every job we take there. Builders hand over a graded pad, a strip of rock and a few shrubs on a shared valve, and the rest is left to the owner. What looks like a blank slate is usually compacted fill with drainage aimed wherever the grading plan needed it, so the first real decision is where water goes before anything gets built on top of it.
The exposure out here is the other half of the problem. Lots tend to be open, with little mature canopy and long stretches of afternoon sun coming off block walls that hold heat well past sundown. A yard that photographs well in March can be unusable in June if nothing was drawn to shade it. So we tend to start with structure, a pergola or a wall or a run of trees placed where they will actually cut the west light, and let the surfaces and planting follow that.
From there it is the usual honest work. Pavers on a base that will not settle, turf laid with drainage underneath, and irrigation zoned so the plants that need water get it and the ones that do not are left alone.
The ground
Compacted builder fill over native desert soil, with grade already set by the original drainage plan. We work with that plan rather than fighting it.
The build
Shade and structure first on open lots, then surfaces, then planting and irrigation sized to what actually went in the ground. Base depth is set for monsoon runoff, not for the minimum spec.
The follow through
The same crew that breaks ground finishes the job, walks it with you before we call it done, and checks back after the first full summer. New build yards move as the fill finishes settling, and that is when you want the installer still answering the phone.
