Work in Sun City comes with a brief that is usually clear from the first conversation. Owners want a yard that looks composed year round and asks very little of them to keep it that way. That is a design problem more than a labor problem, and it is solved on paper before anyone picks up a shovel.
Low maintenance is not the same as low effort, and it is not the same as gravel. The yards that hold up here are the ones with a real structure to them. Considered surfaces that stay level and do not need attention, planting chosen because it wants this climate rather than merely tolerates it, and irrigation zoned so each plant gets what it needs on its own schedule. Get those three right and the yard mostly runs itself. Get them wrong and you have signed up for a weekly chore.
The other constant here is community standards. Most properties have guidelines covering plant material, hardscape finishes and front yard appearance, and they are worth reading before the design is finalised rather than after. We put the plan in a form the association can review and build the approval window into the schedule, so it is a step rather than a surprise.
